The Tetris-like luxury complex Atlantis The Royal is one of the newest attractions on the Palm Jumeirah, the man-made island home to Dubai’s elite. When the first of 231 luxury residences went on sale seven years ago, a two-bedroom apartment could be had for just Dh5.5 million ($1.5 million).
In the summer of 2022, one of the three-storey penthouses of the Atlantis The Royal hotel was sold for 180 million dirhams.
Since the pandemic, demand has skyrocketed, with owners inundated with inquiries about homes with pools and terraces with panoramic views. “2020 and 2021 have been incredible,” said Philippe, the company’s executive director of real estate.
“Dubai was one of those global destinations that handled the pandemic very well, so it put Dubai on the map.”
Atlantis The Royal's popularity with buyers epitomizes a boom in luxury property in Dubai, as a new generation of wealthy residents compete for a shrinking supply of luxury homes. The influx includes Europeans seeking sunny, low-tax living;
Financiers fleeing coronavirus restrictions in Asia; Indians putting down roots thanks to a lucrative new long-term residency program; and Russians flocking to one of the few havens open to them after the war in Ukraine.
Prices will continue to rise in 2023
Prices are set to continue to rise next year, with luxury property growth set to add 13.5% in 2023. The boom has affected all segments of the market. Property group CBRE said property transactions in the 11 months to November exceeded the record set in the same period in 2009, just before Dubai's debt-fuelled property bubble burst amid the global financial crisis.
Rents, meanwhile, have risen by more than a quarter over the same period.
